Facilities Manager - Wood Dale, IL, Monday to Friday, 8:00 AM to 5:00 PM, with rotational weekends

Pay range: $105,000 - $113,000 / year

Salary offers are based on a wide range of factors including relevant skills, training, experience, education, and, where applicable, certifications obtained. Market and organizational factors are also considered. Successful candidates may be eligible to receive annual performance bonus compensation.

Responsible for maintaining and supporting the physical facilities infrastructure for multiple diagnostic laboratory locations. This position coordinates with external contractors, manages facility systems, oversees maintenance activities, and ensures reliable operation of building systems that support laboratory operations.

The Facilities Manager provides operational oversight for facilities located in Chicago, Illinois; Indianapolis, Indiana; Denver, Colorado; and Cincinnati, Ohio, with additional responsibilities across a broader regional portfolio.




Responsibilities:
  • Supervise overall facilities operations including security systems, building management systems (BMS), mechanical systems, maintenance programs, and facility support services.
  • Oversee critical laboratory infrastructure including generators, DOAS systems, wastewater systems, refrigeration systems, electrical distribution, and other building utilities supporting diagnostic operations.
  • Manage relationships with vendors and service providers, ensuring timely procurement of supplies, services, equipment maintenance, and repairs.
  • Coordinate facility maintenance programs using Computerized Maintenance Management Systems (CMMS) such as Maximo, Corrigo,Rego, MaintenanceX, or other enterprise maintenance platforms.
  • Ensure timely review and payment of facility service invoices, coordinating with procurement and finance teams.
  • Coordinate with service providers for upkeep of HVAC, refrigeration, utilities, and laboratory support systems.
  • Conduct facility inspections to identify maintenance needs, system deficiencies, and opportunities for operational improvements.
  • Support facility readiness for CAP and CLIA inspections, ensuring facility infrastructure aligns with regulatory expectations.
  • Support planning and execution of facility improvement projects and infrastructure upgrades.
  • Maintain facility asset documentation, maintenance records, and compliance documentation within maintenance systems.
  • Manage and drive key performance indicators (KPIs) aligned with operational metrics including preventive maintenance compliance, system uptime, vendor performance, service level agreements (SLAs), and reliability metrics.



Qualifications:

Required Work Experience: 

  • Experience managing facilities within diagnostic laboratory or regulated healthcare environments.
  • Minimum three (3) years of project management experience supporting facility infrastructure or construction projects.
  • Experience managing multiple facilities or regional portfolios.
  • Experience using CMMS or enterprise asset management systems such as Maximo, Rego, MaintenanceX, or similar platforms.
  • Experience managing vendors and coordinating facility service providers.
  • Familiarity with CAP and CLIA regulatory environments.
  • Experience supporting facility systems including building management systems, mechanical infrastructure, and security systems.
  • Proficiency with Microsoft Word, Excel, PowerPoint, and Power BI.
  • Experience working in a data center or mission critical operational site 
  • Minimum three (3) years of data center or mission-critical environment (e.g., hospitals, manufacturing, or laboratories) 
  • Ability to provide operational direction to technicians, contractors, and service providers supporting facility operations. 

Preferred Work Experience: 

  • Prior experience in a clinical diagnostic laboratory setting
  • Experience supporting multi-site facility operations.

Physical and Mental Requirements: 

  • Ability to perform work in office, laboratory, and mechanical facility environments, including occasional access to equipment rooms, rooftops, and utility areas.
  • Ability to walk facilities, conduct inspections, and access mechanical spaces which may include stairs, ladder, or confined areas as required. 
  • Ability to stand, walk, bend, and occasionally lift or move objects up to approximately 30 pounds in support to facility inspections or equipment reviews.
  • Ability to work at a computer station for extended periods using standard office software and facility management systems
  • Ability to manage multiple priorities, projects, and operational issues simultaneously across multiple facility locations.  
  • Ability to communicate effectively with vendors, technicians, laboratory leadership, and corporate support teams. 
  • Ability to respond to facility-related operational issues or emergencies as required to support laboratory continuity. 
  • May require occasional availability outside normal business hours to address facility operational issues or support critical system events. 
  • Ability to travel up to 40% to support multiple laboratory facilities within the region.

People Leader Responsibility:

  • May provide operational direction to technicians, contractors, and service providers supporting facility operations.

Work Environment:

  • Work is performed in a combination of office, laboratory, warehouse, and facility environments supporting diagnostic operations.  The role may require periodic site visits to mechanical spaces, equipment rooms, and building infrastructure areas.  

Education:

  • Bachelor’s Degree in Facilities Management, Engineering, Construction Management, Industrial Technology, or a related field, or equivalent professional experience. (Preferred)
  • Familiarity with state and local building codes and operational requirements applicable to facilities in Colorado, Illinois, Indiana, and other regional locations. (Required)
  • Experience operating or supporting critical facility infrastructure, including generators, HVAC systems, refrigeration systems, and building utilities. (Required)
  • Building Automation/ Building Management System training. (Required)

Preferred Technical training or certificates related to building systems operation, facilities maintenance, or infrastructure management preferred. Examples may include: 

  • Boiler or Steam Operator certification (EPA section 608 or equivalent).
  • HVAC or refrigeration certification (EPA Section 608 or equivalent) 
  • Training in electrical safety, LOTO, or maintenance safety practices
