Facilities Supervisor - Chantilly, VA, Monday to Friday, 6:00 AM to 3:00 PM

Pay range: $68,200.00+ per year

Salary offers are based on a wide range of factors including relevant skills, training, experience, education, and, where applicable, certifications obtained. Market and organizational factors are also considered. Successful candidates may be eligible to receive annual performance bonus compensation.

The Facilities Supervisor will manage contracts, work with vendors, troubleshoot repairs, respond to emergency calls, monitor inventory, procure materials, implement and maintain policies and lead 8 junior members of the facilities team.  This individual will also be required to perform and train staff on technical repairs and maintenance related to plumbing, HVAC equipment, electrical wiring, refrigeration, etc. 




Responsibilities:
  • Perform daily, monthly, quarterly, semi-annual preventive maintenance on 10 – 75 ton HVAC equipment, including: filter, belt, electrical, DDC & pneumatic controls and refrigeration system maintenance. 
  • Troubleshoot and repair all facility HVAC equipment, including: system controls, electrical components, supply & return fan replacement, 35 – 75 ton compressor replacement.  
  • Maintain and repair all laboratory exhaust systems. 
  • Troubleshoot and repair laboratory refrigerators and freezers. 
  • Respond to occupant temperature/airflow adjustment requests, modifies temperatures and airflow quantity and flow patterns as required. 
  • Monitor the operation and maintains the central compressed air and vacuum systems. 
  • Must be willing to be crossed trained on non-HVAC equipment and perform non-HVAC related assignments (plumbing and general construction) 
  • Implementing, monitoring and maintaining standard operation policies and procedures.   
  • Manage construction projects.  Coordinate contractor services when required, i.e. duct revisions, DDC system programming, crane operators, equipment replacement, roof repairs. 
  • Determine and maintain inventory levels of HVAC related spare parts and material required for maintenance and repairs. 
  • Read and understand blueprints, wiring schematics, control diagrams and other equipment specifications to aid in troubleshooting efforts. 
  • Recommend revisions to preventive maintenance programs to increase program effectiveness. 
  • Analyze and determine existing panel loading to ensure new circuits are installed without creating a potential circuit overload or improper load balancing. 
  • Determine type and quantity and procure material required for new installations, designates and maintains inventory levels of spare parts and material required for routine maintenance and repairs. 
  • Read and understand complicated blueprints, wiring schematics, control diagrams and other electrical specifications. 
  • Recommend revisions to preventive maintenance programs to increase program effectiveness. 
  • Perform maintenance/repair of the interior & exterior lighting systems, including emergency evacuation lighting fixtures and exit signs. 
  • Managing outside contracts.  
  • Responding to emergencies 24/7.  (24 hour on-call)   
  • Parking lot gate operation and overall maintenance  
  • Landscaping buildings and snowplowing with the Bobcat. 
  • Maintenance of parking garage. 
  • Archive management and destruction (50% involved in SOP and 50% managing labor) 
  • This position does not have direct reports, however, the position is responsible to arrange for and coordinate the activities of contracted personnel, coordinate implementation of services with the appropriate Quest Diagnostics department management to limit interference with departmental operations and to supervise maintenance personnel assigned to assist this position with the completion of assigned tasks. 



Qualifications:

Required Work Experience:  

  • 3 - 5 year experience in Health or R&D Industry. 
  • Practical experience in the following mechanical trades:  Plumbing, Electrical, HVAC. 

Preferred Work Experience:  

Previous supervisory and/or team lead experience preferred. 

Physical and Mental Requirements: 

Able to lift heavy objects. 

Knowledge:  

Familiarity with HIPA and compliance regulations. 

Skills:  

  • Able to successfully work with a diverse group of individuals. 
  • Computer proficient.  Working knowledge of Word and Excel. 
  • Detail-oriented individual. 
  • Strong leadership and communication skills. 
  • Able to effectively and quickly respond to and resolve emergency situations. 
  • Able to successfully manage multiple projects simultaneously. 
  • Strong customer-service focus
